Stephen B. Friedman, AICP, CRE - President,
brings
more than 40 years of experience in real estate and development
advisory services. He has authored several articles, spoken at many
state and national association conferences, and served on several
community assistance panels. In 1994, he served as series chairman for
the Urban Land Institute Chicago District Council's "An Agenda for
Growth of the Chicago Region," and served as chair of the ULI
Chicago District Council from 1998 to 2000. He is a member of the
American Society of Real Estate Counselors, holds the AICP designation
as a member of the American Institute of Certified Planners, and is a
full member of the Urban Land Institute. His
civic affiliations include the Civic Federation, University of
Illinois at Chicago Real Estate Program Advisory Board and the ULI
Urban Development Mixed-Use Council - Purple (Chair). In addition,
he is a trustee of his
undergraduate college. Steve holds a B.A. from Goddard College
in Plainfield, VT
and a
M.S. in Urban and Regional Planning from the University of
Wisconsin-Madison.

Paul A. Dillon,
CMC -
Advisor,
is
an expert in the areas of transportation land use and aviation-related
development. He is the president and CEO of Dillon
Consulting Services LLC (www.dillonconsult.com),
a Chicago-based business and non-profit advisory firm. With over 35
years of experience, he has directed many studies, among them the
economic impact of commuter rail station location alternatives, an
analysis of land use at Chicago O'Hare International Airport and Los
Angeles International Airport, a redevelopment program for Navy
Pier, a tax and employment analysis of the North Loop Redevelopment
area, and market and financial feasibility analyses for a new downtown
headquarters for the Metropolitan Water Reclamation District of
Greater Chicago. Paul has served on numerous non-profit boards
and federal, gubernatorial, legislative and mayoral advisory
commissions and committees. He is currently a trustee of the Chicago
School of Professional Psychology, and a Public Member and
Commissioner of the national Commission for Case Manager
Certification.
Mark
Angelini
- Practice Leader, has
nearly 30 years of wide-ranging experience in economic and real estate
development. As a Practice Leader at S.
B. Friedman & Company since 2006, he has overseen more than 20
projects of build-out value exceeding $150 million involving economic
feasibility and market analysis, TIF and fiscal impacts, as well as
program and development management services. His clients include
private developers, land owners, municipalities and not-for-profit
institutions. Prior to joining the
firm,
Mark was Vice President of an award-winning developer of mixed-use
properties in urban and suburban locations.
In that capacity, he has managed all aspects of commercial,
residential and industrial development - including master planning,
design, entitlements, budgeting, financing, sales and marketing,
leasing and management for projects valued in excess of $250 million.
In addition, Mark has held leadership positions in various
civic and non-profit organizations and in federal and local
government, including serving as Executive Assistant for Economic
Development to U.S. Senator Paul Simon and as a staff director for
economic development in the Chicago City Council.
Mark holds a B.S. in Engineering, Cum Laude, from the
University of Notre Dame and a M.S. in Engineering from
Northwestern
University
.
Tony Smith, AICP -
Practice
Leader,
is a planner and
real estate analyst with experience in downtown, corridor, and
transit-oriented development planning, tax increment financing
analysis, real estate financial analysis, and market analysis.
While at S. B. Friedman & Company, he has
performed financial gap analyses, and prepared market analyses, tax
increment financing projections, TIF district eligibility studies and
plans, station area development plans, and economic development
strategies. He has also assisted clients with public-private
partnership negotiations and deal structuring. Tony holds a
Master's in City Planning, a Post-Master's Certificate for study
in Transportation and Infrastructure Planning, and a B.A. in Urban
Studies and Environmental Studies, all from the University of
Pennsylvania. He is a member of the American Planning
Association, the Urban Land Institute, and the Congress for the New
Urbanism. He recently authored an article entitled "Market
Analysis: a Zoning Necessity" for the February 2006 issue of the
American Planning Association's Zoning Practice magazine.
Ranadip
Bose,
AICP - Senior
Project Manager,
has
expertise in real estate market analysis, financial analysis and
economic impact studies. One of his key focus areas at S. B. Friedman & Company is to continually develop and improve
analytical tools in these disciplines. He was the lead staff
member responsible for conducting the economic impact analysis for the
O'Hare Modernization Program for DuPage County and the market
feasibility analysis for the proposed 2016 Olympic Village in Chicago.
Ranadip has a Master's degree in Urban and Regional Planning from
the University of Illinois at Urbana-Champaign and a Bachelor's in
Architecture from Jadavpur University, India. He is a member of the
American Planning Association and the Indian Institute of Architects.
Carmelo
Barbaro -
Project Manager, has
experience in real estate development, market research and planning
analysis. He holds an A.B. in Government from Harvard University, and an
M.Sc. in Regional and Urban Planning Studies from the London
School of Economics. He is a member of the American Planning
Association and the Urban Land Institute.
Geoff
Dickinson,
AICP - Project Manager,
is a real estate and economic development advisor with expertise in public-private
partnerships, special taxing district establishment, public finance,
market and financial feasibility, development strategy, public policy
and urban planning issues. His work
at S. B. Friedman & Company includes market feasibility analyses
for a variety of land uses, special district (TIF, business
improvement district/special service area) planning and designations,
area planning studies, fiscal impact analyses, and development
strategy and project implementation advisory services. Geoff holds a
B.A. in History from Northwestern University, and a Master of Urban
and Regional Planning degree from the University of Michigan. He is a
member of the American Planning Association and active in the Illinois
Tax Increment Association.
Jewell
W. Walton,
AICP - Project Manager,
has
extensive experience in forming public-private partnerships by means
of community and economic development, transit-oriented development,
downtown planning, affordable housing, tax increment financing, and
market research. Her work at S.
B. Friedman & Company has resulted in the construction or
preservation of more than 1,000 residential units throughout Chicago,
the surrounding suburbs and in the City of Rockford.
Jewell holds a Master's in Urban Planning and Policy, with a
specialization in Economic Development, from the University of
Illinois at Chicago and a B.A. in Business Administration and
Sociology from Illinois Wesleyan University. She is a member of the
American Planning Association and the Illinois Housing Council.
Elizabeth
Schuh,
AICP, LEED GA - Associate Project Manager, has
experience in economic and fiscal impact analyses, special and
business improvement district establishment, development feasibility
analysis, market analysis, and economic development,. She recently
completed a region-wide economic and fiscal impact analysis for
multiple land use typologies for CMAP's Go To 2040 planning process,
and also participated in the feasibility analysis for the Green
Exchange's request for City of Chicago TIF funds. Elizabeth holds a
Masters of Urban and Regional Planning as well as a Certificate in
Real Estate Development from the University of Michigan.
She received a B.A. in Community Psychology from the University
of Illinois. She is a member of the American Planning Association and
the Chicago Chapter of the US Green Building Council.
Maximilian
Eisenburger -
Associate,
has
experience in housing policy, real estate valuation and tax policy
research. He has analyzed the impact of foreclosures on residential
property values in Cook County, developed and tested real estate
models that quantify the impact of affordable housing restrictions on
market values, and contributed to a handbook on urban forestry
published by the American Planning Association. Max holds a Master in
Urban Planning and Policy degree from the University of Illinois at
Chicago and received a Bachelor of Science degree in Development
Sociology from Cornell University.
Claudine
S. Emeott -
Associate,
has
experience in real estate and market analysis, transit-oriented
development (TOD) planning, economic impact modeling, and tax
increment financing (TIF). Claudine conducted the market and real
estate analysis that underpins the Addison Industrial Corridor
Strategic Plan, and she completed an economic impact study for the
Chicago Shakespeare Theater's proposed expansion. In addition to
these projects in Chicago, she has conducted multiple TIF analyses and
deal reviews for the City of Milwaukee, including a feasibility study
for the planned Moderne, a high-rise apartment project in downtown
Milwaukee. She holds a Master of City Planning degree from the
Massachusetts Institute of Technology and received a Bachelor of Arts
degree in East Asian Studies from Harvard University. Claudine
is a member of the Urban Land Institute.
Parisa
Ford - Associate,
combines real estate finance principals
and urban land economics with her background in planning to analyze
public financing sources, real estate market trends, development
feasibility and implementation strategies. She recently completed the
market study and feasibility analysis for the Thorndale Corridor
Master Plan evaluating the corridor's redevelopment potential in
conjunction with the O'Hare Modernization Program. Parisa
holds a Master of Science degree in Urban and Regional Planning with a
specialization in Economic Development, and a Bachelor of Science
degree in Landscape Architecture with a specialization in Landscape
History and Cultural Landscape Preservation, both earned at the
University of Wisconsin-Madison. Parisa is a member of the American
Planning Association and Young Real Estate Professionals of Chicago.
Ben King
- Associate,
has
background and experience in real estate development, market research and governmental affairs. His work in urban real estate development includes mixed-use, adaptive re-use and TIF-funded projects. Prior to joining S.B. Friedman, he was an Assistant Project Manager for the Morsberger Group in Atlanta, Georgia, where his responsibilities included financial analysis, project marketing, market research, and community relations for urban adaptive re-use projects. He has also worked for state and local elected officials in Georgia as a legislative aide and research associate. Ben has an M.B.A. with a dual concentration in Real Estate and Finance from Georgia State University, and a B.A. in History from the University of Michigan. He is a member of the Urban Land Institute.
Natasha
Ruser -
Associate,
has
experience in commercial lending, community development finance and
tax increment financing (TIF). Prior to joining S. B. Friedman &
Company, Natasha was a resident intern at ShoreBank, a prominent
community development financial institution, where she worked in
commercial and institutional lending. She was responsible for
structuring loans to small businesses and large, faith-based
organizations. She was also instrumental in developing a loan
participation program as part of ShoreBank's capital raising
campaign. In addition to her work in community finance, Natasha has
experience researching and analyzing TIF financed deals in Chicago.
She holds a Master of Urban Planning and Policy degree from the
University of Illinois Chicago and received a Bachelor of Arts degree
in Slavic Languages and Literature from Indiana University.
Harpreet
Gill - Research Associate,
has
experience in research and analysis of demographic, real estate and
business data, and existing and future development patterns in urban,
suburban and rural contexts. She has assisted with land use
recommendations for site specific and corridor planning projects.
Harpreet holds a B.A. in Geography with a concentration in
Metropolitan Land Use Planning and a minor in Economics from DePaul
University. She is a
member of the Association of American Geographers.
